Building Protection Systems successfully complete Fire & Security Systems in new £45M Lanyon Plaza Building for Land & Property Services

BPS were appointed to undertake a range of specialist electronic protection systems for this project which included Fire Alarm, Disabled Refuge Alarm, ipCCTV, Access Control, Panic Attack & Intruder Alarm Systems.

Building Protection Systems provided services not only for the Fit-Out of the High Specification Office Spaces, underground Car Parking Floors, but also to Core Landlord Areas thus allowing the future Fit-Out of the Tower Floors for a future Tenant.

One of the challenges for the Fire Detection & Alarm System was to provide a system that had a range of devices that would be suitable for both ‘wet’ and ‘dry’ areas, with the solution being net-workable to enable extension to cover future phases. Pool areas also had to be protected at high level and in other areas aspirating detection was chosen where future access to ceiling voids was prohibitive.

The Main Contractor, Henry Brothers employed Harvey Group M&E Services to undertake the Mechanical & Electrical Services. Harvey Group in turn appointed BPS to assist Delap & Waller (the M&E Consulting Engineers with the design aspects required of complying with a detailed local government ‘Employers Requirements Document’.

The Fire Detection & Alarm System was a networked multi-panel arrangement, complying with BS5839-1 Type ‘L1’, to ensure that Cause & Effect Scenarios could be programmed to facilitate both Landlords Areas and the Land & Property Floors (inc Car Park Levels) would evacuate the building to a pre-determined Building Evacuation Plan.

The solution for Disabled Refuge Alarms was to provide an integrated system covering both Landlords & Tenants elements, reporting to two different locations.

The Intruder/Panic Alarm was installed as a Grade 3 system using anti-mask detectors and Grade 3 signalling. This was also integrated with a requirement for extensive panic attack facilities, to protect staff in staff/public interface areas.

Access Control has been installed that provides security for sensi- tive and staff areas. Each staff member carries a card with unique identification recorded in the system database. Times of access can be determined for each door protected, with the ability to produce reports of user activity and a live review of staff members in the building. The system is fully expandable to allow Time & Attendance facilities & Anti Pass-back measures to be employed.

The CCTV system requirement was to provide high quality 720p & 1080p images from cameras internal, external, and sub floor basement car park areas of the building. There was also a requirement for the system to be flexible in allowing future cameras to be added without major disruption. A TCP/ IP network based system was designed that would encompass all of these requirements.
